How safe is to buy private land in Surya city?

Can someone suggest if it is good/safe to buy a site in layouts developed by private builders in Surya city Phase II. For example Kirtan urbane living layout.

Better to spend your hard earned money on BDA land. Check out existing BDA areas like Jayanagar, BTM, Koramangla, Indiranagar etc. Compare that to private land surrounding those places. What do you like better ?

cost of BDA sites in areas you mentioned is min 1 crore.
BSK 6th stage where developemnt is nill and literally in one corner of city - here also cost is almost 45 lakhs.
