Hello friends,
I am a new user of this forum and am an Individual. I am not a broker. I have a Ready-to-move-in EAST FACING 3 BHK DUPLEX Villa for sale with details as below:
1. Location of the plot / house /villa - Off chandapura Anekal Road, opp Marsur Gate, is exactly 2.6 kms from Marsur Gate, 10 kms from Electronic City, 7 kms from Narayana Hrudalaya, 6 kms from Chandapura Circle, 22 kms from Silk Board circle
2. Size details - built houses - plot total area is 1500 sq ft plot, on this plot, 1850 sq. ft. is built up area, about 1700 sq ft is the carpet area.
3. Facing : Plot facing also East, Villa Facing also EAST (I say so in detail because some people build East facing villa on a south facing plot)
4. Information about developer / builder: JR Housing Developers Pvt Ltd has developed this layout called JR Garden Retreat, it has 941 plots, out of which about 10 villas have come up. All exact authentic information is being given here by me about the layout.
5. State if it is a BDA plot or not: This area comes only under BMRDA and Anekal Town Planning Authority. DOES NOT come under BDA
6. Approvals - BDA, BMRDA, BBMP, DC conversion etc: It is BMRDA approved layout. DC conversion is not required for BMRDA approval related layouts.
7. Price info - price per sq. ft and total price. - Price for the villa is 59 lakhs, gated community, security guard, 24/7 borewell water, all roads in layout tarred, main road in layout is wide 80 ft road. Price per sq. ft for 1850 sq.ft built area thus works out to Rs. 3189/- per sq. ft. It is a beautiful architect designed villa with high roof in drawing/living room, duplex villa, with one balcony, 3 toilets attached to 3 bedrooms, one bedroom is a large master bedroom

It is a brand new villa, untouched and unused, new construction. Sanitary/bathroom plumbing fittings work is still going on and will be ready to occupy by August 15th or end.

By December this year end, prices are expected to touch 1500 to 1600 per sq.ft. for plot cost alone, in this same layout and also in the vicinity.

Chandapur Anekal Road is being widened into a 300 ft wide 8 lane road with 2 lanes for main traffic on either side with a divider. So that makes 4 lanes. In addition, 2 more lanes on either side are planned as Service Roads just like you find on Hosur Road. So now, the total is 8 lane road. This info is available on BMRDA website and the work is already in progress to widen this road to 300 ft. Trees are being chopped and widening has been done from Anekal till VBHC housing project wherein 750 apartments are coming up on the main road. In addition, a Malaysiian company is constructing 576 apartments on this main road itself just 3.5 kms from C'pura circle. It is a fast developing area and high value growth potential main road. Allianz EldoRado housing complex with a proposed shopping mall, multiplex with 6 theatres, 500 apartments, 500 villas is under construction and is just 14 kms away from my villa. Surya City Phase I is just 4 kms from my villa and already has, as everyone is aware, over 1476 dwelling units with villas, apartments, houses, both for low income and high income groups and is on a 300 acre land area. Surya city Phase II is under construction on a 900 acre land area and is expected to have about 4500 dwelling units/houses/apartments. This Phase II is just 3 kms deep inside from the main road and behind Phase I. All this info will give you a picture about the future potential and insight into the future growth prospects.

Papers are clean and all approvals are in place and it is a loanable property. Banks will provide loan since papers are clean.
