Hi,
I am planning to buy a constructed house in J.P.Nagar 7th phase, shreyas Colony. Wanted to get inputs, whether it is worth that amount. Here are the details

Site Dimentions : 23 * 30
Constructed House : GF(Single Room + Attached Toilet) + FF(Kitchen + Hall + Single Room + Attached Toilet) + SF(Two Room + Attached Toilet)
Asking Rate : 89 Lakhs
Katha : B Katha Site, with Kaveri water, Sewage Facilities.

Dear readers, please provide your feedback, as i am in confused state. Is it worth to buy now?

Hi,

I think it is not worth a deal. If we are buying already constructed house, then we never know what surprise waiting in the future.
however If we calculate, the approximate construction cost for three floors, It would not be more than 35 lakhs according to me. If this house is built to sell then for surely quality is compromised.

Considering above, Cost of land would be 7,800 Rs/sqft. Which i feel very high for a B-khata Property.

My opinion is about general RE investment and nothing related to this area ( JP nagar 7th phase ) or buying a constructed house Vs plot etc. But in general RE is sluggish now and I think it is a buyers market. I would recommend buying now , in case it is for your own usage . Even for investment, with a little caution, good deals can be grabbed now , is what I feel.
