Things which needs be considered while giving land for devel

Hi All,
We have around 4 acres of land in south bangalore for development, But before we sit with the any developers for discussion,
I wanted to have some basic knowledge.
Please let me know as a land owner what we are eligible to demand.
For Example :- Goodwill, advance and Profit ratio.
