Documents needed to be checked for Apartment buying

Hello,

I am thinking of buying apartment.

What documents shall be checked and things to be confirmed from the builder before we pay the booking amount?

Builders are asking around 1 lakh as booking amount and after that they will give the documents, is this correct thing to do?

I think Old msn bda group had some documentation regarding this process.
