Hi,
2100 /sft is too high price for the type of materials and finishes what they have shown.
Be double carefull while signing such aggrements.
You will end up paying 20percent extra amount on total budget as additonals

Hi, is your plot close to lake bed or on the lake bed as per report minimum foundation depth 2.8m that is like 10feet
What is SBC at 10 feet level.
You will hv to consult a very good structural engineer,To get best possible solution.

You will have to spend a lot. It all depends on the structural engineer's design.

If it is an isolated footing, the cost will be a little less.

If it is a raft slab, then you will have to spend a lot of money for

1.mass excavation

2. Unloading the excavated soil (Rs 4500–Rs 6000 for one load, big vehicle, 10 w)

3. Dewatering (you will arrange for a motor pump to be rented and keep a person to check on that).

4. Soling for a complete site (Rs 8500 to Rs 11000 for one load of 6 w)

5. PCC for the complete site

6. Raft slab

7. Retaining wall

8. Arrange good soil to refill.

I would suggest checking if any new construction is happening near your site or talking to existing building owners around your site to see how they constructed it and about the costs.
