How to choose Plot in any gated community

I am planning to buy plot in some upcoming residential project. I have some questions on which plot to finalize like

1) East facing vs West facing vs North facing . East facing usually has PLC.
2) Near the road or park or other utilities
3) Near to main entrance or in the middle
4) Corner plot also has PLC. Does it justify extra amount ?
5) Plot away from entrance but facing towards external boundary walls ?

What the usual rules people look for if they have got chance to choose any plot in any project ?

PS: What are the plots which are sold immediately , like hot cakes ?
