o far completed 2 slabs and have spent Rs.20 lakhs so far. Another slab expected to cost 6-7 lakhs. So my structure might come upto 26-27 lakhs with all premium materials (Kamatchi Steel, Birla Super cement and Panchami blocks @ 42 per block for 6 inch) for G+2 with a small room on third floor for overhead tank

Did you opted for labour contract or Material contract.
I am also planning to construct G+1 floor , its west facing site, its near yelhanka near Sambhram college (M S Palya)
What would be the approximate estimation of your complete construction cost.

Could you suggest the materials which you have used and near by dealers, for example bricks-cost-brand-dealers. etc

Sunken slab and water problems

In our house plan, we have around 3-4 sunken slabs for toilets and balcony area.whenever it rained sunken slabs use to get filled which cleaning was a task in itself. So based on mestri suggestion we brought another motar and starter using water stored in sunken slabs for curing.

It's hard to believe but we did not get tanker water at all for entire floor. The water in sunken slabs was enough to cure building 4 times a day. Apart from motor, we did not drill holes in bricks for water for pour down the building. So whatever water we used for curing flow down back to sunken slabs thereby reusing the water. One rain was enough for 3-4 days of curing.so the problem turned to solution .

My engineer has also planned for the sunken slab for bathroom. What is the advantage of it any idea is it really worth.?

Two advantages
1) The toilets will be at the same height as the floor instead of heightened as in older buildings
2) To allow flow of water matta can be managed for better water.

It has its disadvantages

1) with no water proofing water leakage can go unnoticed for long periods.
2) costly as centring work is more and sunken area need to be filled with cedar.

Looking nice and neat workmanship. This is he first time I learnt about chain steps.

BTW, I am not using sunken slab for bathroom to avoid one of the challenge you have mentioned- risk of unnoticed leakage.
