Hi

One of my contractor is charging 230 rupees per Sqft Roof measurement covering . Means all internal work inside the roof

RCC work for column beams, slab stairs, lintel ect, RMC mix.
Brick work/solid work for walls as per drawing.
Internal Plastering with lime finish, external with sponge finish
Bar bending work as per design
Curing as per site engineer instructions.
Scaffolding work for external plastering scaffolding material
Door/window framed fixing
Sajja normal , Lintel full or half of the house (specific to house)
outside staircase
flooring and tiling works (As coming under the roof so he considering this as well)
Waterproofing works for toilets, terrace etc. (As coming under the roof so he is considering this as well)

Does not include and are charged separately:
Earth work for compound wall, Compound wall foundation/plastering/brick construction
Sump tanks, over head tank, compound wall .


Compound wall with earth work he is charging 80 Rs per Sqft
Exterior floor plastering - 8 Rs per Sqft

Please give your views on this.

23000 per square is too expensive, Running market rates for the above mentioned work is 19000 to 20000. I have started the house work 2 months back I have fixed the labour contract for 18,000 per square.

23000/ Square seems to be slightly on the higher side, even if he does the flooring/ tiling under the same price. Negotiate it for 21K & then it probably helps. Exterior at 8/SFT - I presume this should have been 80/SFT, this again is a good deal.

Drill deep into the tiling & the flooring specs & make sure that the height & other parameters are looked into.

So 20K per Sqft for interior would be best deal covering all.

Exterior floor plastering (between the compound wall and Interior wall with concrete flooring) - 8 Rs Sqft is best

compound wall with earthing ,foundation,plastering - 80 Rs per Sqft is best.

Please do confirm.
