Friends,

It has been a year after covering the roof with sheet cladding. I had postponed the roof repairs and due to sheer laziness it was still pending till May.

Before the sheets install, I had asked the painter to cover the micro cracks with putty and seal as much as possible. So during the monsoons it seems to have worked. I did not see any seepage in the walls or roof in first floor.

In May 2nd week, there was a brief spell of heavy rains and I saw a minor leak in the room. I think that due to constant settlement of the building, new micro cracks have developed which was causing the leaks.

To permanently resolve the problem of future micro cracks, I searched for water proofing solutions. One of the solutions which was recommended was using water proofing chemicals, mixed with cement and applied on a mesh sheet.

Searched and reached out to neighbourhood experts. Found one expert who gave me the following solution.

MYK arment Aquaarm Tufcrete
JSW Cement
Fibermesh Sheet
Sikaflex Concrete putty (filling the cracks)
Cost = 1150 Sq ft * 55 Rs/-

Process - Day 1
1. Open the micro cracks.
2. Clean the area
3. Apply Sikaflex Concrete Putt
4. # of labourers - 6
5. Mix a slurry of MYK Arment + Cement + Water and apply a fine coat so that solution seeps into the roof

The above took one day to complete the process.

Process - Day 2
1. Mix a thick layer of MYK Arment + Cement + Water
2. Lay the Mesh
3. Apply the first Coat
4. Leave the coat to dry for 4 hours.
5. Apply the second coat
6. Leave the coat to dry for the day.

I have now complete the roof cracks repair 100 %.

Post that there were rains, but I did not find any more seepage or leaks.

My theory is with this solution, future micro cracks coming below the coating will not cause any leakages as they water proofing solution will stop what ever little rainwater comes due to cross winds.

Guarantee - 1 Year from the installer.
Water Proofing will last for 10 years

I am planning to buy wardrobes from Godrej interio. they are adjustable, the quality of metal is good and we will have a nice good looking wardrobe for a long time.

Hi, How did this work out, it is a few years now...is the quality upto mark. I also want to decide if to go for readymade or site made...your suggestions or experiences will be helpful.

Thats a good suggestion. I will keep that in mind.
1st Floor - For Bedroom 3, Change the Bath Room & Wardrobe next to Staircase from Right Side and allow the Landscaped Sit out area open to Bedroom 3, Also the Room will be on Road Side with good ventilation and Sunlight.

Check the Bath room layout, ensure Commode should come first, then Wash basin and then Bathing area, so the Commode area will be wet free.

Construction cost considered is too high, For 2 Floors without Wardrobe 70 Lakhs is not acceptable, The Total area would be max 25 Chadra/2500 SQFT. Considering 2000/SQFT the Cost would be around 50 Lakhs + Interiors = 10 lakhs

I did not buy the godrej interio. Architect had his in house contact who supplied the wardrobe designs and assembled the panels. The finishing is fantastic. The wardrobe and kitchen still look 99 % new and sharp.
