Civil work rates

Hi,

I had given construction of my house on labour contract. Here are the rates now asked towards the end. Please comment whether they are OK and is it normal to charge these extra over and above the per square rate. In the beginning there was understanding that work outside the plinth area and things like sump, parapet wall etc. will be charged extra. But now I am surprised at the list.


1. Overall rate based on plinth area of the building: Rs 25500/square

Additional items:
2. Barbending: Rs 2000/square
3. Sump: 2.5 / liter
4. Chajja: 50% of plinth area
5. Parapet wall: 17/rft
6. Roof muddy: 24/sft
7. Elevation work: Cornice: 100/rft
8. window/elevation box (excluding barbending): 100/rft
9. Compound wall: 17/sft
10. flagging cement: 14/sft
11. stone chappandi: 14/sft
12: Plastering (parapet wall, outside plith area etc.): 14/sft
13. Front gate fixing: 50/sft
14. washing stone fixing at terrace: 1500/No.
15. Meshwork (2 feet drop for balconies, excluding barbending): 50/sft
16. watchman shed construction: 10000 lumpsum
17. Column finishing at terrace: 5,500 lumpsum
18. Platform for OHT tank: 5000 lumpsum
19. external beam patti?: 16/rft
20.scaffolding erection: 10,000 lumpsum
21. painting of vascal (with black color): 4000 lumpsum
22. Barbending for meshwork, boxes etc.: (will update later)

This the issue when we don't finalize all costs in the beginning itself and get it signed. Ideally, per square cost should be agreed and anything extra to be clearly mentioned in the agreement document.

Rs 25500/square is fine. Pay extra only for overhead tank, compound wall, painting and any elevation designs.
