Kasturi Nagar Plot - BBMP approved engineers list please

Hi,

I have gone through most of the topics related BBMP plan approval in this website however I need help/information specific to Kasturi nagar hence post this question and this is my first query in this forum. Admins apologize me if any mistakes.

I bought plot (600sqft + 225sqft)= Total 825 sqft single BDA (on paper its two plots, same owner name on both plots) plot in Kasturi nagar and need to get plan approval for this site.
When I approached Kasturi nagar BBMP office they asked me to contact the BBMP approved engineer to make the file ready however I could not find bbmp approved engineers in this area, got some contact details when I googled but didn't help much. Request you please guide me to get plan approval, if possible please provide the reliable approved engineer contact details in this area.

ground floor - Parking + small commercial space for rental purpose(like small grocery shops or atm or clinic etc)
First floor - duplex house

How much would be the fees to prepare file for my plan approval, will there be any issue if I show the commercial space in the plan.

Hi Basavaraju,

Recently I got approved from an agent for my 600sqft BDA plot in OMBR layout.

For Stilt + 3flr approved built up area is 115sqmt Here is the break up of each fee. Govt land rate is 4000 per sqft

1. Betterment levy for building - 115*10
2. Scrutiny fee - 115*50000*0.009%
3. Ground rent - 115*50000*0.09%
4. License fee - 115*50000*0.18%
5. compound fee - 35*10
6. copies - 1700
7. Application fee - 100
8. 1% cess - 105

Total = 19537

1. 115*167=19200
2. Road cutting - 18500

Bribe + agent fee = 20K.

Thank you Manjunath sir, the information you provided is really helpful and given some idea about the charges.
Total amount you paid is: 19537 + 19200 + 18500 + 20000 ? I am not clear 19200 what fee it is.
Is 20000 you paid to agent including bbmp approved engineer charges who prepared plan as per by laws?

Hello,

For Rs. 19200 I got a receipt. But even me I did not get what is this.

Rs. 20000 includes total charges I paid to agent (Includes agent fee + All BBMP officer bribes). I did not ask anything him on the split up. This is just lump sum.

Hi, can you please let us know where can I get list of Bda approved engineers with contact number who do plan approval?

I recommend to go through known person. I went through from my architect.

Try at BBMP office.
