Price in 4th H Block

What is the current running price for 30 X 40 site in BSK 6th stage 4th H Block. More specifically the ones towards Karishma Farm or East of Thuralli forest.

Also any idea on the chances of improvement or when the construction of houses will start there.

There are only Agents selling the sites and the price quoted in 4 H block bsk 6th stage is around 2500 to 3200 , still roads and other amenities are not done , too high priced. This is as per my survey on 27/07/2012

The Real estate Business in these area takes place through agents only , The agents enters into an agreement with the Owners/Allotees of the site for certain price and pays advance money say about 8.00 lakh and offers the site to other agents in the area including him they start marketing. Here while entering into agreement the agreement holders pays some commission to the agent who brought the site owner in contact to the agreement holder and he loads that in the price he quotes . Normally the agreement holder quotes Rs.200/- to 500/- higher than the Original owner, he has time till 3 months if he didnot find any buyers till the last moment he reduces his margin or else he may pay another instalment to the owner and continue agreement for further period and further jack up his prices , he loads interest on advance amount, commission paid, his margin on square foot basis rate, further selling agents commission etc., etc., .Once he enters into an agreement he can legally continue this agreement upto 3years. Therefore be care ful while negotiating and scrutiny of documents on resale sites by agents. And insit for Original allotees execution of sale deed .also add a clause that seller (allottee has not parted with site or its title ar entered into any agreement with any one other than the buyer either registered or unregistered, nor executed any GPA with regard to the site under sale.)
