Need valuable inputs on house purchasing

Hi All,
I'm new to this forum,please guide me, if i posted this in wrong folder/sub folder...!!!!
I'm planning to buy a independent house in bangalore and i have so much of confusion, which one i need to buy..

1.should i need to plan buy only, house construction on BDA or BDA approved layout.
And as per my knowledge, house rate will go to sky (bcoz they will charge BDA site value, Which is bit more costlier than DC converted and/or other land)
2.which are things, i need to check before, i go for Non BDA houses.
3.what are the ways/reasons, i may lend up with loose my property like(road expanssion etc)

My budget is 60 to 70 lacks, and looking area near to BSK, JP Nagar, Bannargatta road,Kanakpura road.
And i'm planning go for bank loan for property purchasing.

Please provide your valuable inputs .
