What is the Process to transfer BDA Khata to BBMP Khata

Hi,

I have a site in HSR Layout, which is handed over to BBMP by BDA.Now for construction I need to get BBMP Khata. Could anyone guide me the process to get it.
Even I am open for agent services to get it done.

Hi Arti,

Just would like to know if you got the BBMP Khata. Even I have the same situation that you had. Could you provide the process how to change the BDA khata to BBMP.

hI,

Recently i transfered khata from BDA to BBMP. (Without bribe) :)
Following copies of documents (attessted by Notary) need to submit to BBMP:
1. Sale deep/title of property
2. Encumbrance Certificate upto date.
3. Pocesssion certificate
4. BDA Khata
5. ARV letter ( you can get it from BDA office)
6. Latest Tax paid receipt

Guys, Just for curiosity. Is it mandatory to transfer BDA katha to BBMP katha, and what is use of transferring?

If the area has been handedover to BBMP then it is better to get it transfered as all the services are handled by BBMP (like sanitary, Plan approval etc)

Could you plz brief what is below two documents. Do I need to get it from the Vendor?

2. Encumbrance Certificate upto date.
3. Pocesssion certificate

Hi Ravindra,

Encumbrance Certificate:
If you are buying a plot from the Vendor newly then you need to ask for the Encumbrance certificate up to date from him or even you can go and directly apply for this in the respective Sub register office under which your property belongs too.
If property is already purchased and is in your name then you can go to Sub registrar office under which your property belowngs too, and apply for the Encumbrance certificate (EC) directly and withing 2 to 3 days you will get the certificate but again depends on the how long the duration for which you have applied for the EC , if its for more than 10 years then they take long time and i think you need to go around some sub registrar offices.
Possession Certificate:
I believe you should get it a from your vendor ( First owner of the property)

Hi, I am planning to buy a site which has a single khata(3 sites included). 3 sites were "Gift Deed" and hence a single Khata for 3 sites combined. Now I am planning to buy one of the sites. How will I know that this site has not been sold already? any tips or advice please.

Hi ,

If the site is BDA approved you can find it the details in BDA web site. If you go Pay property Tax Online and provide your layout details and provide your site number. you can see the name of the site owner there with the property tax details.
