Builder gimmicks! n non-value adding facilites

I am reading ads these days which are only talking abt fancy names and would like to know why are these builders behind such stuff!
1. fancy style of living - European way of living, Swiss way of living, Mediterrean way of living.. oh, when shall we hve some projects which offer Indian way of living?
2. fancy names
TROPICAL PARADISE,Lake Dew, BRIGADE MILLENNIUM,SOBHA MAGNOLIA, SOBHA MALACHITE, Sobha Daffodils... dont they find some desi names for the buildings? is it a norm that you should have some tongue twisters or greek, latin words etc for the buildings?
3. Amenities
Supermarket
- A 20* 20 room inside the building qualifying as super market?
Card playing room, carrom board, chess ..
--A room of 300sqft having all these boards for 100+ flats in the project. can these be called as amentites or facilities?
Landscaped Garden
-- Whats the difference b/w Garden and landscaped garden?
Luxurious Clubhouse,State Of The Art facilities
--Is there any index while coming up with such terms or is it free for all usage? All know how big would be the club house or the gym in these projects..
wokay, my point : When looking for a flat, I look for the carpet area, surroundings and security. You will never use that swimming pool more than 100 times in 10 years or other facilities in your life. So, while making the investment on housing ; dont fall for such amentites since you are paying a huge premium for sparingly used facilities..
anyway, I want to know how many feel the same..
Does value for money come with good support facilites(hospital, school, shopping centre) outside the flat? or is it to do with these kind of amenities?

Excellent set of points. Great are the ways to fool innocent public. I guess some idiot has developed the common template and all of them are using the same.

Yup, I completely agree with you.
However, this has been shared by many guys time and time and still people are fooled by developers. its so sad.
Thanks for putting it again and hope people don't fall to these gimmicks.

Even in their civil/electrical specifications also, its same saga.

They never commit/agreement with you, what material they are exactly going use in their project. For everything they mentioned itemwise or breakups in the specs, they intentionally use the term "Or equivalent". That equvivalent doesn't have any name/brand/approval details...etc. When we finally look at the completed project, the developer uses only the so called equivalent items/materials in place of the right one.

for ex
1. For sanitary items. Hindware/jaguar or equivalent.
2. Electrical Wire: Finolex or equivalent.
3. Electrical luminaire/fixtures: Roma Modular Switches or equivalent.
4. Paints: For internal Asian Paint Oil distemper or equivalent for internal walls ....etc
5. Internal Doors: Flush doors/ ....
6. ....
7. ....

Majority of the buyers just worries about the project progress, completion dates and paying the pre-EMI or EMIs and never look into these important matters. Only after occupying and living for few months/years they start cribbing about the quality of materials/construction and the flood the chain of complaints to the association.

Afterall TOI is a business making firm from UK. They always enjoy their profit at the cost of fooled indian customers. paid advertisements are the real margin providers for all newspapers, not the paper readers. Hence TOI always keeps up their profit interest, else they loose their major revenue source. They are least bothered about the customers.

the clear fact where you can verify this is, just compare the TOI different editions running across the state. Only Bangalore edition comes with plenty of colorful pages at just Rs.3.50/- If you buy the TOI in Hubli-Dharwad Edition or Mangalore edition, you will get max 8 pages of more info in black and white pages.
