I am looking to buy a 30x40 or 30x50 site any facing good location, BDA, BDA approved, BBMP A khata site. Budged as per current market price. Owners preferred. Brokers 1% commission only.

One person is selling a corner 40x60 BDA site as two separate 30x40 sites. Is it legal to divide and sell the BDA sites? If yes, can I get loan? What documents should I get to buy 30x40 part of my site?

I dropped the idea of buying such a site. Consulted a lawer and he told that BDA has the right to cancel the allotment if the site is sold before the lease ends.

One agent showed me a BDA site which has the lease-cum-sale with 10 year bond. He said after 10 year I have to pay penalty of SR value to BDA and get the khata directly in my name without even contacting the seller. Anyone knows the details of such deals?
