It is advisable to have it renewed. Most of the cases it is not done. If you believe your owner might create issues then better get it renewed.

Could be, a few agents and couple of insider with whom I enquired all gave a rough figure of 3100 - 3400. I had to drop this offer as the owner was not ready to wait for 3 weeks before I could get into an agreement.
