Need advice on Khata Transfer

My Father recently expired and he had 2 sites in his name. He had not put my Mother's name and now it is becoming difficult for us to transfer the Khata/Ownership to my Mother who is in need of money to buy a small house for herself. This is not in Bangalore ...

Have seen BMRDA sites at 850Rs per Sq Ft. about 6 to 7 kms after NICE road on Magadi road. Title says it is BMRDA approved.

Is it good deal? What is the rate for such site there. Layout is about 500 meters from Main road.
