I think brand of the plywood (assuming it is NOT for kitchen) does not matter if you are going to do laminate inside (generally WHITE) and outside (any choice). I think the minimum area for building apartment should be 7000 sqrt (not sure if this is correct). So you might not getting BBMP permission/approval for your apartment.

I agree with Chidu. Above that they release only 10-20 sites during prelaunch and claim that sites are SOLD OUT. Better to check other layouts nearby.

Number of floors depends on site dimension and also the dimension of the road opposite to your site. As mentioned, you can check the bda web site.
