Some years before, once site comes into BBMP limits, one can pay better charge and get 'A' irrespective of Converted or Not. May be you are referring to those kind of sites. These sites are similar to 'A' khata site in converted land.

Royal county no problem. I guess your are referring to royal lake front phase 1 which has case running.

From whatever i know/heard, Both are not BDA approved. Nayak layout is B-Khata only. Surabhi Nagar has mix of both A and B, but it was part of initial BDA acquisition process and don't know what is status from BDA as of now.

Official cost is something like rs 130, i typically pay 200rs and get it immediately. I suggest avoid friday, it will be full rush.

HSR -> hosur sarjapura road layout. So seller make use of this expansion for selling sites in harlur and hosa road. But buyer thinks HSR only means HSR BDA layout.

There is cap on minimum area of land needed to initiate DC conversion may be 10k sqft.

What is preferred location in bengaluru?. If its long time then BDA sites will fetch more returns and comparitively better security without much headache. Still depends which area you are prefering.
