I don't think even non-bda sites are also selling at this price at this locality. If someone offering at this price, it might be fishy.

One of the broker approached me for my 1200sft site with price quote of 4750 - 5000 sft. I do not have any plan to sell as of now.

Dump has been stopped quite long time. I am not sure on current market price. But my suggestion is, don't go with agents who does resell. You can ask for commission based service. No need to be in hurry, as this is a buyers market.

Agree with your point. But they also have another point. These societies are not selling them for profit. In case of delay or compensation payment, who will pay them? In society model and all society members are like partners. I think there must be some better way to deal with them.

The modifications done by Karnataka government is not excluding any one. Even housing and welfare societies have to register with rera. However housing societies have filed a petition challenging their inclusion.

It has become a law from May 2016. However there is a 6 months time given for adopting and framing laws at states level. All states must setup their tribunals for project registration and dispute hearing by 1 year. So essentially we should see something concrete by mid of next year.
