you are true both are development wise same however since the road and plot looks nice in BSK 6th stage now a days investors prefers this layout....

You can do this however if this plot is corner you can make it as 30x40 if not site measurement will like 20x60. That will be odd measurement i guess no body will prefer this...if its corner you can split and you would need apply for different khata and this can be done

It is very close to main road good think is no rocky....but now a days i can able to see in many classifieds in anajanapura 9th block people selling their 20*30 plot for 9 lkh with negotiable. When it compare to Anjanapura BSK 6th stage looks neat and good roads...
