I am sorry for but I have no understanding of set backs,violations. In simple terms if I buy a 30X50 site then can I build a 3 Bedroom house in that .? You can build a house with any number of bed rooms on any size site. There is no law limiting the number of bed rooms depending upon the site size....

In my opinion, a 3BHK house should be at least 1600 sqft in size to have sufficiently sized living room and bed rooms. So a site of 2000 sft is minimum.
Of course you can also build a 1200 sft house with 3 bed rooms, but the rooms will have to be very small.
