It is on higher side. Current market rate is 1600 to 1800 Rs/Sft for similar construction and varies slightly based on specification. Try negotiating atleast 10% on the quoted amount.

No clarity on when this sand issue will be resolved. Instead of paying exorbitant rates for river sand, better go for Robo sand which comes in 3 qualities - air wash, water wash and plastering. As mentioned above, construction cost varies from 1200 to 2000 Rs/Sft depending on material type and contract type. B Khata will not get BBMP Plan approval. However some banks will sanction loans even for B khata.

Yes sand prices have sky rocketed. Hence people are using Robo sand which comes in 3 varieties - Air wash, water wash, plastering quality.
