Prestige tranquilty
A very recently launched project from a well know & NRI investors favorite builder “PRESTIGE”
Located at 2km inside from budigere cross on old madras road NH 4
industries.
LOCATION Review
Projects like Pruksa Silvana, GR Sun Villas, Brigade Exotica, Signature Dreams etc.. in the surrounding areas.
The streatch from kr puram cable bridge till budigere cross has very few residential towers and commercial buildings.No near by mall or shopping areas.Need to travel at least by 5km for basic shopping needs.
Since the widening of NH 4 there is not much city traffic congestion after Cable Bridge.Max travel time could be 20 min from cable bridge to Budigere.
Beary’s Global Research Triangle (tech park) is located about 4.5 kms away. ITPL about 13 km.
Looking at the projects happening on these area it might easily take 3-5 years for good developments
The site is surrounded by Animal feed factory right adjacent close to Tower -17,T1
Agro foods pvt ltd close to T-16,15,14
Leaving the location reviews here I would start with design review
Trying to compare the saleable areas with carpet areas thereby you can take max advantage of more livable space.

Knowing prestige for trying the latest technology in construction as seen in shanthinekethan .They give max carpet area by using concrete walls (sheer walls).
My picks

For good external view
Will be towers 6,7,8,9 –type E flat since on the NNE of the site ,major land is owned by Gr sun villas,So you expect a low rise development there by taking the best view from the higher floors.
3bhk – Type H- tower 5 – Master bedroom and living balcony facing NNE of the site as said above with low rise villas.
If you are interested in pool,Club house views can pick as per your Bedroom requirement and the flat size .

For good Internal spaces
1. Bhk – Type B – Tower 12&10 facing outer.
+Separate wardrobe place in the bedroom not eating extra space in your bedroom.
+Utility is more useful with space to place washing machine and sink bowl
+Option of connecting toilet from bedroom is open as there is no column in between (if at all prestige accepts for customization
+Wider balcony
-You cannot have a good view from balcony as one side is completely cut by the bedroom
-Foyer space is not sufficient for shoe rack so be prepared to place your shoes somewhere else

2.Bhk – Type E
+Good location for wardrobes in both bedroom
+Good options for making 2nd bedroom for kids with separate cots or a bunk bed with a good study table and play space
+Option of using second toilet as attached and common as well (given by prestige)
+Good view from master bedroom balcony
-Need to struggle a bit to fit everything in utility since 2 Phe-shafts opening in to leaving no big blank wall to place sink bowl
-Foyer space is not sufficient for shoe rack so be prepared to place your shoes somewhere else

3.Bhk-
Mostly driven by your budget and amount of sft you are willing to buy.
In the same my pick is
3bhk – Type H- tower 5 –
+Master bedroom and living balcony facing NNE of the site
+Huge ward robe space with study area ,also the study area can be used as walk in closet with not direct access to toilet, thereby making your master bedroom larger
+Option of re-orienting the living to utility wall in case you need larger viewing distance for bigger LED screens, Just a thought
-Need to struggle a bit to fit washing machine keeping the sink bowl to the foyer wall
3bhk-Type J
+Two side ventilation for living and dining which happens in very few projects is a very good option to be considered in case you are looking for.
